Manufactured Home Requirements

NEW REGULATIONS FOR MANUFACTURED HOMES  effective January 14, 2000    
· Electrical service shall not be established until all work is complete.
· No Temporary Saw services allowed.
· The home shall have a minimum nominal width of 14 feet.

· The home shall have a minimum nominal heated square footage of 840. (Typical 14 X 60 Home)
· The towing apparatus, wheels, axles and transporting lights shall be removed.
· The home shall be oriented parallel or within a ten degree deflection of being parallel to the lot frontage.  This only applies to tracts 1 acre of size or smaller of if the home is within 125 feet from the center of the road or street.
· The home shall have a continuous, permanent masonry foundation or masonry curtain wall installed under the perimeter of the home.
· The main roof of the home shall be a nominal 3 and 12 pitched roof with an approved wood, asphalt composition or fiberglass shingles.
· The home shall have a minimum 20 square foot entrance platform in conjunction with steps at entrance and exits.
· The home shall have a siding that is made of one of the following : vinyl, aluminum, wood, or masonry.

 
MOBILE HOME PARKS:
Homes located in parks do not need to meet the requirements of homes located on individual lots; however,  no home constructed prior to July 1, 1976, and do not meet the construction standards of the U.S. Dept of Housing and Urban Development (HUD) shall not be permitted.
 
ACCESSORY MOBILE HOMES:
Two accessory singlewide homes are allowed on tracts 10 acres or greater.  If the primary residence is a singlewide mobile home, only one accessory mobile home is allowed.

The requirements for homes on individual lots shall not apply, with the exception that a non-flammable masonry, aluminum, vinyl skirting shall be installed.

The home must provide its own waste disposal system, approved by the Health Department.

A residential accessory temporary permit, valid for a period of two years shall be issued.  At the end of the two year duration the permit must be renewed and so forth until the home is removed or is provided its own recorded lot.

If a home is established on an individual lot then all applicable zoning standards for new manufactured housing shall apply.  If the home does not meet standards for a new home then it shall always be a Residential Accessory Mobile Home until it is removed and subject to the renewal fee.

(Initial Fee $200.00 plus Mobile Home Permit Fee)  (Permit Renewal Fee every two (2) years $200.00)
 

TEMPORARY MOBILE HOMES:
Single section homes may be used for the purpose of building or rebuilding a damaged home with the issuance of a temporary permit valid only for a period of two years.

Any variance to this request shall be made to the Board of Adjustments.

The requirements for homes on individual lots shall not apply.

MOBILE HOMES FOR AGRICULTURE PURPOSES:
Manufactured homes constructed prior to July 1, 1976, and that do not meet the construction standards of the U.S. Department of Housing and Urban Development (HUD) shall be permitted for agriculture residential housing uses only. A non-flammable masonry, aluminum, or vinyl skirting shall be installed before electrical service is established.
 
EXISTING MOBILE HOMES WITHIN THE COUNTY:
Mobile homes that are of record, which are listed with the Stokes County Tax Administration Office and the Planning and Community Development Department, shall be allowed to move within the county, with the exception of homes constructed prior to July 1, 1976.

If a home of record is moved from its existing lot to another lot of record in Stokes County the home shall be exempt from the following requirements:
· The minimum home width.
· The exterior siding of the home.
· The nominal 3 and 12 pitched roof and shingles.
· The minimum square footage size. 

The home shall be required to meet the following requirements:

· Names of licensed contractors (Set-up, plumbing, electrical, mechanical, General Contractor Modular Only)
· $5,000 bond required if licensed general contractor not used.  (For Modular Construction)
· Year, Make, Square footage of home
· Floor/Footing plans (Modular only)
· Deed, purchase agreement for lot/parcel
· Environmental Health approval (Septic Tank)
· E-911 Address

Unheated Space: Basement, carport, garage or decks. $.10/sq ft
