Zoning Application Procedure

The County of Stokes is divided into a variety of land use categories (zones), which are regulated, by the Stokes County Zoning and Subdivision Ordinances.  When land is proposed for a use or density not permitted in the zone in which the land is situated, the rezoning is necessary.    

PRIOR TO SUBMITTING A FORMAL ZONING APPLICATION, YOU ARE ADVISED TO DISCUSS THE PROPOSAL WITH THE STAFF OF THE PLANNING AND COMMUNITY DEVELOPMENT DEPARTMENT. 

APPLICATION REQUIREMENTS
A completed application form signed by the registered owner(s), which can be obtained from the Planning Department.

Staff may request additional information during the processing of the application.

For an amendment to the Official Zoning Map:

Amendment to Zoning Map - (Rezoning) $650.00
Conditional Zoning Request: $650.00
Amendment to Zoning Text: $350.00
Variance Request: $300.00
Major Subdivision Review: $75.00
Zoning Permit: $30.00

Temporary Permit:
No Inspection Required: $30.00
Inspection Required: $50.00

REVIEW PROCEDURE
Following the submission of the completed application form and appropriate fee to the Planning Department, a public hearing is scheduled.

The Stokes County Planning Board shall review each rezoning request at a public hearing, which is a nine member advisory body comprised of residents of each township in the county.  Upon their review, the Board shall make a recommendation to deny or approve on the proposed zoning to the Stokes County Board of Commissioners.

The Planning Board meets on the 4th Thursday of every other month at the Ronald Wilson Reagan Memorial Building (Administrative Offices).

The Stokes County Board of Commissioners shall review and make decisions on each zoning request at a public hearing.  The Board takes recommendations from the Planning Board, Planning Staff, and others that may provide pertinent information.  

The Board of Commissioners meets concerning Planning issues on the first Tuesday of every other month.  Contact the Planning Department for the current year calendar.
